AMENDED SUBMISSION PLANS



We received our amended Pre-Council Submission Plans yesterday. All looks to be in order! Only one correction to be made - which i have made our CSR aware of. I wasn't too worried about this one because it's in our Tender so the correction can be made when the Drafting Team draw up the Final Construction Plans. I gave her the go ahead to proceed with preparing the Submission Pack for Council. I am glad it is all sorted now... It delayed us a few weeks, but it also means, when we receive Final Plans, there should be no more errors! It evens out right?


I can see from the Council website that a few DA notifications have been submitted - many from Newpark Estate too! It's great that our future neighbors will be constructing soon! We passed by our Lot last weekend and drove around the estate to find one Lot with a slab!

The first Submission Plans that our CSR gave us was based on unregistered land, which meant it did not include Contour Lines. The amended plans that we received yesterday now has the Contours incorporated so we were able to see proper land elevations. I knew we had a slight slope (our land is a little higher up compared to the lots down the street). It seems we will need drop edge beams to support and fill our driveway due to slight slope as shown below. I read from the Homeone Forum that this can change when the Landscaping gets finalised which will be midway through construction. So i guess we'll just have to wait and see!


You can see from below elevation drawings that the front north facing end slopes slightly from our front porch:


I looked through these plans and had to google some of the lingo. Some are familiar to me, while other's I've only heard about! One thing i can see from these plans is that we will need steps at the front entry / porch! I actually had not thought about the potential of needing steps but the idea sort of excites me at the same time! We planned to deck the porch landing in timber decking after handover anyway. So when i saw the steps drawn into our plan, i started to visualise! If done right, the combination of timber, render and brick can look amazing. Landscaping of plants and greenery can also make the front face of your home that little bite more interesting - a splash of character too!
